Building in Eagle Mountain →Why the city matters
Every city has its own building department. Each one reads plans its own way and books inspections its own way. A builder who has been through it knows what a city will flag before it flags it.
Utah County goes from lake bed to mountain bench in a few miles. Near Utah Lake the water sits close to the surface. Out in the valley there is clay that swells when it gets wet. Up against the Wasatch it is rock and slope. Your foundation and your drains follow the ground, not the floor plan.
How far back your house must sit, how tall it can be, and who signs off on the way it looks all change by city. Plenty of neighborhoods add an HOA design committee on top. Better to learn that while you are drawing than while you are framing.
